Job Title: Property Manager
Reports to: Regional Property Manager

Duties and Responsibilities include the following. Other duties may be assigned as necessary

  • Shows apartments to prospects.*
  • Obtains contact information from prospects via email, in person, and on the
  • phone and enters prospect information in Yardi.*
  • Responds to all email leads daily.*
  • Obtains credit and criminal reports using Rentfacts for applicants.*
  • Interpret information on reports, reviews proof of income, and rental verification
  • and approves or denies potential applicants.*
  • Prepares lease documents using Blue Moon in addition to company
  • addendums.*
  • Assists tenants in explaining lease documents for signature.*
  • Completes recertification paperwork upon move in and renewal.*
  • Posts tenants information to include payments in Yardi daily.*
  • Posts payments in Wells Fargo via RDC reader onsite daily.*
  • Posts payables/invoices in Yardi and mail batches to corporates weekly.*
  • Updates advertising websites daily/weekly.*
  • Prepares comparative market analysis report monthly.*
  • Prepares monthly operating reports to send to RPM and clients.*
  • Prepares weekly status reports to send to clients.*
  • Prepares payroll to submit to biweekly to Human Resources.*
  • Prepares reclass and write off reports monthly to send to corporate.*
  • Completes eviction paperwork per company policy.*
  • Completes deposit accounting statements upon move outs.*
  • Sends delinquent accounts to collections per company policy.*
  • Reviews financial reports daily.*
  • Reviews aging payables and receivables daily.*
  • Submits work orders upon tenant's requests.*
  • Responds to any tenant's requests, complaints, and balances due.*
  • Prepares renewal notices and follow ups per company timeline.*
  • Responds to any rental verifications requests.*
  • Closes out complete work orders in Yardi.*
  • Answers phones.*
  • Updates all internet ads.*

Language Ability: Ability to read, analyze, and interpret general business periodicals, technical procedures, or governmental regulations. Ability to write reports and business correspondence. Math Ability: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages and area. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Computer

Skills: To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, and Yardi.

Education/Experience: High school diploma or general education degree (GED); two+ years leasing and/or assistant property management experience and/or training; or equivalent combination of education and experience.
